The first is a layer of sand, and over this sandy layer lies a plastic mesh that has holes filled with a sandy loam. The grass grows through the mesh, which supports the car and protects the roots of the grass. The holes allow water to pass through the soil, while the layers of grass and sand filter runoff. Saint Augustine grass thrives in droughts and is not bothered by extreme salt levels. Centipede varieties do not need to be mowed and are low maintenance. Bahia grass thrives in sandy soil and is known for being resistant to insects. If your driveway does not have shade, consider Buffalo grass, which thrives in direct sunlight.

Pavers

If a grass driveway is too out of the box for you, permeable concrete pavers are another great option. This traditional-looking alternative allows for drainage through the gaps between the pavers. Just as with a grass driveway, you will need a bottom layer for support. Think crushed stones or sand. The pavers provide a blank canvas on which you can create a tiled look or a natural one with grass growing between each paver. It is best to keep the gaps clear of debris for optimal water drainage. If grass is not a suitable option, consider using bricks.

Porous concrete

A great eco-conscious choice that will match the other driveways in the neighborhood is porous concrete. Consisting of about the same materials as regular concrete, a porous option is comprised of crushed rocks and just enough cement to hold the material together. Water can pass through the resulting gaps.

Gravel and sand

The goal of a permeable driveway is to allow for water drainage. Gravel and sand are inexpensive and easy-to-install options. They may require regular sweeping and raking but add visual interest through a variety of colors. Try to find stones that are as smooth as possible for more effective water drainage.

Groundcover plants

The new year is just weeks away. Designers are reviewing 2019’s trends and figuring out which ones will be tweaked, and which will be given their walking papers. The frontrunners may surprise you.

Earth tones and black

Every year, Pantone announces their selection for Color of the Year. Living Coral was the winner in 2019. However, many designers have seen the same colors used in homes and condos enough to know that earth tones and black will remain popular in 2020. This may be part of the eco-conscious trend of sustainability and going back to nature’s offerings. Shades of brown, green, blue, orange, red and tan are ideal for living rooms and dining rooms. Black is a bold color perfect for grounding any space. It enhances colors and shapes. The Normandy Fountain Business Association is a supportive collaboration growing out of the businesses of the Normandy Fountain district in North Beach, Miami Beach. The NFBA is a Nonprofit Organization encouraging future community success by being a good neighbor now. From Salsa Saturdays to supporting educational opportunities for small businesses, this neighborhood powered foundation is just beginning.

The NFBA may be a newly developed enterprise but its members are seasoned and have been a dedicated force in elevating the community. The revitalization of the North Beach Bandshell – a local venue for exceptional arts and entertainment – was strongly supported by the owners of Urban Resource who are devoted to furthering funding, project growth and revitalization within Miami Beach communities.

Urban Resource, located in the heart of the North Beach neighborhood, is one of the driving forces of the Normandy Fountain Business Association. Building on an Inspired Foundation

North Beach, Miami Beach development took the spotlight when the city began heavily remodeling the Normandy Isle area. The project centered on the Normandy Fountain, whose restoration began after encouragement from the Mayor’s Blue-Ribbon Panel of North Beach. The goal of these city-funded community activations was to create a pedestrian focused environment for the local residents and businesses to fill. The city continued its support by extending small business grants towards the creation of projects and community events for continued growth. The walkable district is now home to over 60 small businesses.

When the city announced budget cuts this past season a small, core group of Normandy Fountain businesses came together to continue to support and activate their community. As community members themselves, these small business owners committed to investing their resources to pick up where the city left off. Their initial charitable donations totaled $15,000, $5,000 of which was donated by Urban Resource.

As a new endeavor, incorporated just this past October, the NFBA has already inspired a sense of togetherness through a developing calendar of interactive events, live music, and community sponsorships. Salsa Saturdays have become one of the most popular recurring events, garnering police involvement at the first-ever foundation salsa fundraiser. Local officers got onstage to drum and salsa with Tito Puente Jr., and the moment went viral.

The growth potential of resonating with the city-at-large by building the neighborhood from within is a key focus of the Normandy Fountain Business Association. The structure of the district with its wide family-friendly sidewalks will make residents see local businesses in a personal way. These pedestrian elements have been built-in to encourage people out of their cars and into the engaging streets of their neighborhood.

What Awaits You

Residents are enthusiastic about the NFBA calendar of events, but the Association doesn’t just put on parties and fundraisers, it supports the day-to-day growth of its vibrant businesses. Through the timeline of city and community development, small businesses have learned that supporting one another benefits them as a whole. Lighting Up the Community

As the holidays approach, collaboration and community-caring shine. This Year’s Normandy Fountain lighting festivities on Sunday, December 1st, were the area’s best display of lights to-date. The festival was very highly anticipated. It began with a local business artisan market and ended with musical celebrations and the illumination of the Fountain, Christmas Tree, and Menorah. The local Mimo Music school hosted holiday performances by their students and Temple Moses provided traditional Hanukah songs.

The Normandy Fountain district Menorah story is one that mirrors the efforts of the NFBA. The diverse neighbors of North Beach decided a Menorah needed to be built. Plans were drawn up and donated by a local architect, Reines & Straz, to reflect the beauty and design elements of the fountain. The lumber for the project was donated by another local business, Painting With A Twist. A local builder donated his discounted services and funding for the project’s needs were covered by local donors.

This lovely testament to community collaboration is a reflection of the centering force of the Normandy Fountain Business Association; we are strong when we build together.

Can you believe 2019 is almost over? Before the year wraps up and we all settle in for the holiday season, there are plenty of events within the neighborhood to check out.

Art Basel

Miami Beach Convention Center
December 5 – 8

Artists and curators from all over the globe come to Miami during the first week of December for Art Basel, now celebrating 17 years on Miami Beach. World class galleries send art to be featured during the main show at the Miami Beach Convention Center, which opens to the general public on Thursday, December 5.

The show in Miami Beach marks the only North American show and is a sister city to the original Basel in Switzerland. The original fair has grown and is now officially expanded passed Miami Beach into an entire Miami Art Week, with galleries in Wynwood and Little Haiti hosting satellite fairs showcasing modern and contemporary art.

Apart from the main convention center show, Miami Beach hotels, museums, and the New World Symphony are hosting events as well. For more information, visit the Art Basel or Miami and Beaches website.

North Beach Boat Parade

Saturday, December 7

The sixth annual North Beach Boat Parade takes place on Saturday, December 7! The event features a parade of decorated and well-lit boats that begins north of the Stillwater peninsula and extends down the western shoreline of North Beach.

Guests can enjoy the festivities by viewing on the shore or by boat. Not only are guests on the shore enjoying the well-lit boats, those on the water can enjoy the homes decorated for the holidays! Once the parade leaves Stillwater peninsula, it continues around Biscayne Point, Normandy Shores, Normandy Isle, and along the eastern shore of Allison Island.

The event is free to attend and runs from 7 – 9 pm.

HoliGay

LGBT Visitor Center / Pridelines at 1130 Washington Avenue

On December 12, the Miami-Dade Gay and Lesbian Chamber of Commerce (MDGLCC) is hosting the 10th annual HoliGay celebration and toy drive. The event is a collaboration between the MDGLCC, Pridelines, and the LGBT Visitor Center and will benefit the Miami Beach Police Department’s Children’s Holiday Relief Fund.

The HoliGay event kicks off at 6 pm and will feature complimentary food courtesy of Starbucks, South Beach Group Hotels, and Crepemaker. There will also be complimentary beverages and enjoy a visit from Santa – who will definitely be posing for selfies – plus sounds from DJ JesiMixx.

Entrance to the event is a new, unwrapped toy or a $20 donation. RSVP requested at www.gaybizmiami.com.

Milonga at the Fountain

Prism Creative Group is transporting a piece of Argentina to Miami Beach on Saturday, December 14. Prism and the City of Miami Beach are hosting a Milonga at the Normandy Fountain, complete with live Tango and Argentine bites.

The event will feature a free tango class at 6 pm with Diego Santana Tango, beginning at 6 pm. Following the class, there will be a live performance by True Tango, showcasing traditional Argentine sounds. Of course, no event would be complete without food; Guests can enjoy choripan, empanadas, and Argentine asado.

The Heavy Pets Holiday Ball

Saturday, December 21

Right before the holiday week begins, head over to the North Beach Bandshell on Saturday, December 21 for the Heavy Pets Holiday Ball. Part concert and part toy drive, the event will feature live music from two South Florida local bands.

The show will feature live performances from local groups including Roosevelt Collier, whose sounds mixes elements of rock, blues, and gospel. Headlining the show are The Heavy Pets, a local rock and roll group who have been recording and performing in South Florida since 2013.

Proceeds from the show will benefit the Miami Beach Youth Music Festival taking place in February. Guests are encouraged to bring a new, unwrapped toy or purchase raffle tickets to participate. These toys will make their way to the Lotus House, a shelter and resource center that benefits homeless women and children in Miami.

This event is all ages and kicks off at 7 pm, with tickets starting at $20 advance + fees or $30 day of show.

With Halloween officially past us, it’s time for the 2019 Holiday season! There are plenty of events to help you get into the mood, including the Festival of Lights on December 1 at the Normandy Fountain.

Before Art Basel kicks off in early December, there’s also a few cultural events happening in the city to get you prepared. The Miami Beach Culture Crawl takes place on Thursday, November 21. Queer Eye star Jonathan Van Ness brings his one man show to The Fillmore on November 22, and the Normandy Fountain plays host to the Vendome Disco on Saturday, November 23rd.

No matter whether you’re in the mood for a cultural fix, date night idea or just want to explore the North Beach neighborhood, there’s plenty in store in November.

Miami Beach Culture Crawl
North Beach Bandshell and Normandy Fountain
Thursday, November 21

Each month, The City of Miami Beach hosts the Miami Beach Culture Crawl, where guests can enjoy a night of arts and culture for free. This month, the event falls on Thursday, November 21 and North Beach will have two events to attend, presented by the Normandy Fountain Business Association and the North Beach Bandshell.

The North Beach Bandshell will feature the North Beach Social, a pop-up food hall with live performances from Electric Kif and the YMU Jazz Collective. Attendees can see all of the best local eats showcased at this community event, plus dine with their neighbors at the communal food hall. The event is free to attend and kicks off at 6 pm.

Down the block at the Normandy Fountain, the Normandy Fountain Business Association is hosting a pop-up as well! Businesses in the area will have live activations, plus a DJ will be performing while Orlando-based artist Heps Fury will be live painting during the event. Also joining the festivities will be the MiamiBloco drum line! Great event for kids, pets and of course, date night. Be there at 6 pm to not miss anything!

Jonathan Van Ness

Friday, November 22

Jonathan Van Ness (or JVN for short) is heading to the Fillmore Miami Beach on Friday, November 22nd. The Gay of Thrones and Queer Eye star will be bringing his ‘Road to Beijing’ tour to Miami, and his show will feature a mixture of all of his varied interests beginning at 8 pm.

Known for his particular mixture of comedy and uplifting messages on Queer Eye, JVN’s show will feature stand-up sets and choreographed performances throughout. Apart from comedy and hair, JVN is known to post gymnastics and ice-skating routines on his Instagram page. Parts of these routines will be incorporated into his act, and his desire to compete in the 2020 Olympics in Beijing inspired the name of the tour itself.

Tickets are available for the show through Ticketmaster starting at $45 each.

Vendome Disco
Normandy Fountain
Saturday, November 23

The Normandy Fountain will be hosting the Vendome Disco on Saturday, November 23rd. The event is free and open to the public, hosted by the Normandy Fountain Business Association.

Local businesses in the area will also be hosting a bingo night! Bring your card to each of the participating establishments to earn prizes and gifts! While perusing the different spots in the area, there will be live entertainment as well. As part of our Disco Saturday, local singer Lucy Grau will be performing the ‘Latin side of Disco’ with a variety of hits, including songs in both English and Spanish. Joining Grau will be dance instructor Fernando Garcia, who will be hosting free ‘Latin side of Disco’ dance lessons throughout the event.

The event is free, family and pet-friendly and kicks off at 6 pm. The neighborhood is full of excitement over the upcoming Normandy Fountain events given the huge success of their Salsa Saturday event in October.

Kick off the holiday season in Miami Beach on December 1 with the Festival of Lights! To get residents in the holiday spirit, the Normandy Fountain will be hosting an event with local merchants and live entertainment. The City of Miami Beach lights up the trees for the holiday season and Rabbi Hadar from Temple Moses will lead the lighting of the giant Menorah!

The Much-Anticipated Miami Beach Altos Del Mar Park Opens Now!

This beautiful plot of land between 76th and 77th streets in the North Beach neighborhood of Miami Beach, is newly transformed into a stunning city park open to the public. The State of Florida deeded the land to the City of Miami Beach in 2003 with the stipulation that the land always be used as a public park.

Initial plans for the land consisted of a Sculpture Park but the plans did not come to fruition for a multitude of reasons. So, several years ago, the city went back to the drawing board, hired a consultant, spoke with teams of experts, and brought the ideas in front of the locals for resident input. The goal of the community workshops was to develop a financially and environmentally feasible community focal point. In the end, the decision for a passive park, a new type of recreational space for our urban island, was decided.

The North Beach neighborhood of Miami Beach has many active parks like the North Shore Park & Tennis Club, the North Beach Oceanside Park and Normandy Isle Pool & Park. Residents requested a peaceful, wide-open area to enjoy. This incredibly important project, as a culmination of community input, is made to further improve the quality-of-life for all Miami Beach residents and to be in harmony with the natural environment. The lot is uniquely situated in the highest elevation. This peak of height gives residents enjoying the park the opportunity to see over the dune system straight to the scenic ocean views.

Until recently, the Altos Del Mar park just had some sodding and volleyball courts but was not exactly what the people had in mind. The project was revitalized, and the plan is complete and on budget! Residents can now enjoy beautiful green space to throw a frisbee, a tot lot, walkways, amphitheater type seating, a defined entry plaza, turtle-friendly lighting system, stunning landscaping with native species, public bathrooms with showers and fountains, volleyball courts, and much-needed storage for beach concession vendors. This is one of the few Miami Beach parks with no fencing. The playground will be ready Q1 2020.

The park anchors the North side of Ocean Terrace with North Beach bandshell park on the south. The Ocean Terrace promenade, coming soon, will connect the two parks. Because Altos Del Mar Park is planned as a passive park, no activations are currently planned. Although, the amphitheater steps were created for possible future public events. The total public investment ended up at just under $5 million. This land is the last remaining undeveloped oceanfront parcel in Miami Beach. In anticipation, the community sentiment has been overwhelmingly positive.

Fall is officially in South Florida and there are a series of events to welcome this new season in. The North Beach Bandshell is hosting the Miami Beach Music Festival, as well as the International Tennis Federation Kickoff on October 19, plus the Magic City Opera: Hansel & Gretel on October 25.

The seventh annual South Beach Seafood Festival beginning on October 22, bring top-tier chefs to the sands of Miami Beach and other venues to showcase their skills. Over at Normandy Fountain, Salsa Saturday brings the sounds of Tito Puente Jr. to the stage on October 26. Of course, it wouldn’t be Halloween season without the annual Halloween Half Marathon on Saturday, October 26.

The North Beach Bandshell had closed to begin construction on a new canopy that would ensure more events could be hosted throughout the year. The canopy is set to be completed in January 2020, but the Bandshell will be starting to host events, including the Miami Beach Music Festival! The all-day event will be presented bv Rafa and Friends, and features an eclectic mix of artists.

The lineup includes Miami based rock group Ovrhol, plus Isabella Velasquez. Joining them are the Miami Beach Senior Choir, Miami Beach Flamenco, School of C-Rod, plus The Trouble Makers, and Ricardo Malfatti.

The event kicks off at 2 pm and runs until 8 pm. Best of all – this event is free and open to the public!

Events in Miami Beach: South Beach Seafood Festival

Calling all seafood lovers: the South Beach Seafood Festival is coming to Lummus Park, starting on Tuesday, October 22. The five-day event will be showcasing a variety of seafood ranging from different Miami Beach venues, including Joe’s Stone Crab.

The main event begins on Tuesday with An Evening at Joe’s Stone Crab, and on Wednesday, October 23, Meat Market is hosting the Cooking & Cocktail Experience. Enjoy crabs and other bites at the pool deck at Shore Club on Thursday night, as Executive Chefs from Diez Y Seis and Shore Club, plus local eateries showcase their best ‘surf ‘n turf’ options.

The main events take place on the sands of South Beach, starting on Friday night with the VIP Chef Showdown. Miami’s best chefs will be cooking off all night and all guests will be the judge. Saturday features an all-day event with 20 selected restaurants’ pop up cafes’, complimentary open bar, plus three live music stages playing all day.

Guests can come to one event or attend all the events held throughout the week. Ticket prices range from $49 – $800, depending on which levels of admission are preferred.

Events in Miami Beach: Day of the Dead – Salsa Saturday

The Normandy Fountain Business Association has recently been founded and launched their series of events, beginning with Salsa Saturday to celebrate Hispanic Heritage Month! Join the festivities on Saturday, October 26, which are free and open to the public.

The event will take place at the fountain, beginning with a salsa class at 6 pm. All levels of salsa dancers are welcome to the class led by Fernando Garcia. After the class, mambo bandleader Tito Puente Jr. will take the stage to play salsa music, starting at 7 pm.

Apart from the music and dancing, the event will feature a flower crown workshop from Abbott Florist and a Day of the Dead inspired face painting station, courtesy of Painting with a Twist. Guests can enjoy sangria and margaritas from Bob’s Your Uncle, plus food from local favorites Las Vacas Gordas and Silverlake Bistro.

Halloween Half Marathon

Since 2009, the Halloween Half Marathon has been an event the South Florida running community looks forward to. This run in particular is asking participants to get in the Halloween spirit, specifically by dressing up and more importantly, having fun. The starting line for both distances begins at South Pointe Park and afterward, participants can enjoy post-race activities there as well.

Not interested in running the full 13.1? The freaky four miler is also available for runners and walkers who would like to participate. All runners are encouraged to get into the spirit of the event – although costumes are optional – and will enjoy the collectible medals featuring a Halloween themed design for completing the race. Guests are also asked to come and cheer their friends on as they reach the finish line.

Registration is now open, with prices depending on which distance is chosen.

Some condominiums have recently added unique amenities like dog parks, spas, sundecks, children’s play areas, wine cellars and networking events. Condominium living offers many conveniences that residents find essential to their lifestyle. There is also the added benefit of high-rise condominiums: the beautiful Miami landscape views of the ocean, the city, and the “can’t be beat” front row seats to the sunrise and sunset.

There are always important questions to ask with both options, and with condominiums it’s especially important to be thorough. Condominiums have a Condo Association, which some may refer to with layman’s terms as a Home Owner’s Association (HOA). If you are up for the responsibility, run for a board position when one becomes available. It is recommended that you attend HOA meetings to give input and research the regularly released financials. Inquiring on what the building’s HOA has voted on, including things like pet policies, subleasing, and rentals will be important depending on your plans for the property.
